About the job

As a Planvoorbereider Nieuwbouw (new-build construction plan preparer), you work between design and construction. You join a project early, before key decisions are made. The design and vision are there, but many choices are still open. You look at technical feasibility, explore better building methods, and turn the project into a realistic and financially sound construction plan.

What you'll do

• Prepare construction projects from the planning phase
• Assess designs for technical feasibility
• Research different building methods and technical solutions
• Develop designs into a workable construction plan
• Create and monitor preparation schedules
• Review drawings, details, and technical documents
• Identify technical risks before construction starts
• Control costs during the plan preparation phase
• Check decisions against the available budget
• Request and assess quotes
• Compare different technical and financial solutions
• Involve suppliers and subcontractors early in the process
• Coordinate with architects, structural engineers, and installation consultants
• Organise and lead design and preparation meetings
• Monitor connections between construction, structure, and installations
• Contribute to discussions on sustainable building and feasibility
• Look for ways to build smarter, faster, and more efficiently
• Prepare the purchasing of key components
• Document technical decisions made
• Make sure documentation is properly handed over to the werkvoorbereiding (works preparation) and execution teams

What we ask

• A background or hands-on experience in construction
• Experience in preparing construction projects
• Experience in a role as Planvoorbereider, Projectvoorbereider, Senior Werkvoorbereider, or project coordinator
• Experience with or interest in new-build housing (nieuwbouw)
• Ability to read and assess construction drawings and technical documents
• A broad view, not limited to your own specialism
• A feel for costs and financial feasibility
• Ability to spot technical risks early
• Comfortable communicating with designers, consultants, and construction partners
• Able to bring together different interests and perspectives
• Interest in alternative building methods and solutions
• Organised way of working, without being rigid
• Willing to take responsibility for technical decisions

• Salary of €4,000 to €6,000 gross per month based on 40 hours per week, depending on experience
